Thorough Inspections, Start to Finish
From the earliest stages, Keystone Engineering plays a critical role in project planning and execution. Our process begins with a detailed inspection of the entire structure, including the windows, exterior walls, and parking garage – specifically on the north elevation for this phase.
Once our full condition report is completed and submitted to the association, a contractor is selected based on the outlined scope and repair needs. Keystone remains closely involved throughout, ensuring quality at every step.
Acoustical and Visual Evaluations
As part of the evaluation, our team used both visual assessments and acoustical testing methods to locate sub-surface issues not immediately visible to the naked eye. This process involves striking the concrete surface with a metal rod and listening for changes in sound – an effective way to detect delamination, where the bond between the concrete and reinforcing steel has deteriorated.
These findings are then marked with spray paint to outline the exact boundaries of affected areas, including:
- Spalling
- Rust spots
- Delaminated stucco at reinforced areas
This step is critical for informing the repair process and helping contractors target the precise zones that require attention.
Partnership for Precision
Once the contractor is mobilized and their materials are staged on-site, Keystone engineers meet with the project foreman to walk the site, review the inspection results, and prepare for next steps. Our goal is to ensure that all repairs are carried out safely, accurately, and in compliance with both Florida Building Code and industry best practices.
