Project Spotlight: River Lakes

At Keystone Engineering, we’re proud to support coastal properties in maintaining the safety, beauty, and longevity of their structures. One of our recent full restoration projects took place at River Lakes Condominium in Cocoa Beach – a proactive and comprehensive effort to restore and preserve the balconies for years to come.

A Deep Dive into the Scope of Work

This full-scale rehabilitation project included the stripping of old floor finishes, addressing structural damage, and applying new waterproofing and coating systems. Each step of the process was approached with precision and attention to detail to ensure the long-term performance and safety of the building’s exterior walkways and balconies.

Exposing the Issues

In the early stages, old floor coatings were removed, revealing concrete spalling beneath the surface. As seen in the photo above, once the finishes were stripped away, underlying areas of concern became apparent - primarily caused by long-term exposure to the elements and reinforcing steel corrosion.

Structural Repair & Reinforcement

In the photo above, all spalled concrete was carefully excavated. Our team then detailed and supplemented the existing reinforcement to bring it up to code and restore structural integrity. Forms were placed in preparation for the new concrete pour.

Surface Restoration

After the concrete was poured and cured, the next phase focused on aesthetics and protection. The photo above shows stucco application in progress - an essential step to seal and smooth the repaired areas, enhancing both durability and appearance.

Waterproofing & Coating Systems

To complete the project, the photo above highlights the new floor coatings and waterproofing systems being applied. This final layer not only protects the structure from future water intrusion but also gives the balcony surfaces a refreshed, modern look. The new railings were also installed, adding both safety and style.

Coastal properties like River Lakes face constant exposure to salt, moisture, and sun – factors that can accelerate deterioration if not addressed properly.
